Generally, the transfer attorney acts for the seller, although he/she does have a duty of care in respect of the purchaser, the agent generally acts for the seller, the bond attorney is appointed by the bank and has the banks interests as their foremost priority.
In the circumstances, when buying a property, it is always advisable to employ the services of a conveyancing attorney before signing an offer to purchase, who can advise you on the terms and conditions of the offer to purchase to make sure that your interests are protected. Bear in mind that once the offer to purchase is signed, changes can only be made with the written consent of the seller.
